We own vacation rental property at Cape Haze Resort, and like you we also rely on the extra income that comes from keeping it occupied with discriminating clients. We understand that there is more to managing a vacation rental than just throwing up a listing on one of the vacation rental websites.
My Cape Haze brings in renters from all across the USA, Canada and Europe. Because we are e-marketing specialists we are able to keep our client's units occupied even when the local property management companies are struggling to survive on their referral business, local resources, and the giant vacation rental listing companies.
As Cape Haze vacation rental owners, we know the importance of screening our clients, dotting the eyes and crossing the Ts. Our standard procedure includes taking securing our rentals with both credit card and personal check. We do credit checks on our clients, and run due diligence that makes everything checks out. Our resident property managers check in each guest, verifies their driver's license and license plates, and attend to any special needs. We also personally check out each guest on the day of departure.
Along the way, we make sure that all of our guests understand that our units are strictly non-smoking and no-pets, and not overstuffed with more than the recommended number of guests for the given unit. We will generally not rent to guests unless they are old enough to rent an automobile. In other words, we give your unit the same care and attention that we give to our own units.
My Cape Haze has several owner programs that are designed to please the owner.
Option #1 - No Contact Vacation Rental Marketing: My Cape Haze will bring vacation renters to your property year round. You are under no obligation to make the property available to us. You may continue to manager your own property, check-ins, cleaning services; or we will do it for you. We charge a rental commission of 9%, but only for the bookings that we bring you. The only requirement is that you let us know when your unit is available and at what price for each weekly or monthly period that it is available. We ask that you let us know when your unit becomes unavailable within 48 hours of a confirmed booking so we don't end up with disappointed clients.
Option #2 - Net Rental - Annual - Monthly - Weekly: We have many good renters that look for good deals. We have an extensive client e-mail list where we send out notices of deals. We put together golf and fishing packages that attract clients. Make us an offer for your unit for the month or for a specific open week within the month. The lower the net price, the more priority we give to filling your unit. We take care of all check in and cleaning. The best part... you continue to try to rent you unit at a higher price, so that the public does not see you as a low-end unit.
Option #3 - Net Annual Rental with guarantee - We accept a limited number of annual rental agreements where we pay you a pre-determined amount each month based upon an agreed upon annual rate. We adjust the net rate based upon any personal dates you request. We take care of everything having to do with the rental and management of your unit. When a maintenance issue is identified we will quote you on the cost of repairs. It is always your option to take care of the repair on your own. (If the unit becomes out of service, it may impact the guaranteed paid rent)
